Launching Kings Road Park: Interview with Lisi Senerchia, Estate Director
Q. Since joining us four years ago, I understand that this is the second site you have opened for POD. Prior to that, you were involved in opening hotels. Can you tell us about your experience in opening hotels and how it compares to launching the Estates (Wembley & Kings Road Park)?
A: Yeah, I started opening hotels in 2009 as part of the largest hotel chain in the UK. Our goal was to open one hotel every 8 days, which was quite fast-paced. However, launching the Estates brought significant differences. In property management, I interact consistently with residents who consider these places their homes, unlike hotel guests. Building relationships is crucial, and the level of engagement is on another level. In this role, my approach has shifted. While both hotel openings and launching the Estates require resilience and positivity, I now prioritize building trust, providing support, and creating a sense of stability for the residents. It’s been an exciting journey with a focus on nurturing strong connections.
Q. What are a few of the highlights in opening KRP?
A. One of the highlights of opening KRP was conducting scenario testing. We had the opportunity to test out the various amenities, such as the golf simulator, karaoke facilities, and hunting simulator. It was exciting to experience these features firsthand and ensure they were functioning smoothly for our residents’ enjoyment. Another standout moment was witnessing the transformation of this place from its early stages of construction, with basic bricks and pipes, to the stunning Estate it is today. Being a part of the journey and witnessing the gradual evolution of the property was truly fulfilling. It’s incredible to see how it has developed into a beautiful and vibrant community.
Q: In looking back over the last few months, what are some of your key reflections?
A: Looking back on the past few months, I’ve had some key reflections. I’ve learned that some things were just out of my control, and I had to roll with it.
I had to remind myself of the big picture for Kings Road Park (KRP) and understand that we were building something for the long haul. It required patience because not everything could be resolved right away. As they say, “Rome wasn’t built in a day.”
In the end, embracing uncertainties and keeping a positive mindset allowed me to adapt and find creative solutions. Yeah, there were moments that tried my patience, but I’m proud of what we’ve accomplished at KRP and how I’ve grown through it all.
Q: What advice would you give to other Estate Directors or Development Managers launching new sites?
A: Alright, First off, be a hustler. Put in that hard work and go the extra mile to make things happen. Oh, and don’t forget to build bridges with all the important folks. Your network will be precious.
Keep that long-term vision in mind, but also accept that not everything will be under your control. So stay adaptable and roll with the punches because you’ll be hearing many different opinions and comparisons every single day.
Now, here’s a big one. Make sure you’ve got a good work-life balance: these new openings can be as demanding as a newborn baby. Take care of yourself, too, alright?
