Legionella
The HSE Approved Code of Practice (L8) ‘Legionella Bacteria in Water Systems’ 2013’ requires POD to have the responsibility to reduce the risks of exposure to Legionella.
Legionella is a bacterium commonly found in water systems, which can cause Legionnaires’ disease, a potentially fatal form of pneumonia. Legionella makes people ill when they breath in the contaminated airborne water droplets.
POD has a duty to control the risks of legionella in all buildings where there is a stored communal water system, which includes all pipes, tanks and taps located in communal areas.
Cold water tanks, taps and showers within individual apartments are the responsibility of the leaseholders.
POD will arrange for a water risk assessment of communal water systems to be carried out annually in each of the developments it manages. POD will also instruct and supervise any works required, as a result of a water risk assessment.
POD has a robust digitalised programme of monitoring and maintaining communal water systems via a process of Planned Preventative Maintenance (PPM).
