The HSE Approved Code of Practice (L8) ‘Legionella Bacteria in Water Systems’ 2013’ requires POD to have the responsibility to reduce the risks of exposure to Legionella.  

Legionella is a bacterium commonly found in water systems, which can cause Legionnaires’ disease, a potentially fatal form of pneumonia. Legionella makes people ill when they breath in the contaminated airborne water droplets.  

  • POD has a duty to control the risks of legionella in all buildings where there is a stored communal water system, which includes all pipes, tanks and taps located in communal areas.  

  • Cold water tanks, taps and showers within individual apartments are the responsibility of the leaseholders. 

  • POD will arrange for a water risk assessment of communal water systems to be carried out annually in each of the developments it manages. POD will also instruct and supervise any works required, as a result of a water risk assessment. 

  • POD has a robust digitalised programme of monitoring and maintaining communal water systems via a process of Planned Preventative Maintenance (PPM).
